A combination of existing trees (white and pin oaks ranging in size <br />from four inches to about thirty -four inches in diameter) and new plantings satisfy the <br />transitioning requirements. The Planning Commission commented that they would prefer <br />to see some additional plantings in the northwest corner of the site as a buffer for the <br />existing townhomes as well. While City Code does not require density transitioning <br />between R-2 and R -3 developments, Staff would encourage relocating some of the <br />proposed plantings to the northwest corner to address the Planning Commission's <br />concern. <br />A revised plan should be submitted that shows the final locations of the proposed <br />plantings. <br />Park Dedication Fee: The 2007 park dedication fees are $2,475.00 per residential unit. <br />The total park dedication due on this site plan is $155,925.00. <br />Trail Development Fee: The 2007 trail development fees are $600.00 per residential <br />unit, for a total $37,800.00. <br />Sewer and Water Trunk Fee: The 2007 sewer and water trunk fees will be based on the <br />SAC /WAC calculated units for this development. This number will come from the <br />Metropolitan Council, and will be utilized to gauge the relative impact these units have <br />on the sewer and water trunk system. You need to work directly with the Metropolitan <br />Council regarding SAC /WAC unit determination. Please contact Jessica Nye at 651 -602- <br />1378, and I have included an application for your submittal. The not -to- exceed amount <br />for sewer and water trunk fees for the 63 units will be $198,072.00, which is assuming <br />one SAC/WAC unit per residential unit. <br />Stormwater Management Fee: The 2007 stormwater management fee is $416.00 per <br />residential unit, for a total of $26,208.00. <br />The City Council will meet of 7:00 on June 26, 2007 at the new Ramsey Municipal <br />Center at 7550 Sunwood Drive, to consider your request for site plan approval. It is <br />suggested that you, or your representative, be present at the meeting to answer any <br />questions that may arise.
