CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />TERRACE HILL APARTMENTS <br />On June 26, 2007, Site Plan approval was granted by the City of Ramsey ( "City) to Trident <br />Development, LLC ( "Permittee ") to construct a 63 -unit apartment building on the property which <br />is legally described as follows: <br />Lot 1, Block 1, PONDS OF RAMSEY <br />the ( "Site "). <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br />1. STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br />2. STATE BUILDING CODE COMPLIANCE. The Structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br />3. SITE PLAN COMPLIANCE. The apartment building shall be sited and constructed on <br />the Site as shown on the Site Plan prepared by Cole Group Architects, dated May 7, 2007 <br />revised June 18, 2007. <br />4. SITE PREPARATION. All site grading and drainage shall be subject to the approval of <br />the City Engineer and be conducted in accordance with the revised civil engineering plans <br />submitted by RLK Incorporated, date May 7, 2007, revised June 18, 2007. <br />5. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br />a. Site grading in accordance with the approved Grading, Drainage & Erosion <br />Control Plans prepared by RLK Incorporated, revised June 18, 2007. <br />b. Installation of private parking lot and drive aisles. <br />c. Installation of B -612 continuous concrete curbing and gutter along all private <br />interior parking lots and drive aisles. <br />d. Establishment of turf in areas disturbed during construction and in <br />accordance with the Site Plan. <br />e. Landscaping in accordance with the Landscape Plan prepared by Cole group <br />Architects dated May 7, 2007, revised June 7, 2007. <br />f. Irrigation metering and backflow devices shall be approved as part of the <br />Utility Plan, and installed accordingly. <br />g. Irrigation rain sensors shall be installed and appropriately placed throughout <br />the development. <br />( "Required Improvements). <br />M1 =0 <br />
