Commissioner Brauer did not think a strip mall or multi-tenant retail is what the Commission
wanted in there at the concept review.

Mr. Wayman thought in the previous meeting the issue was mainly on the lighting and not the
strip mall itself.

Commissioner Van Scoy wondered if it was possible to rezone one lot.

Associate Planner DaInes stated the entire property has to be rezoned to B-1 or remain in E-1, as
there is not enough area to meet the minimum performance standards for one B-1 and one E-lot.

Mr. Wayman indicated they would not want that to happen because it would limit their
marketabi 1 ity.

The Commission recessed at 10:04 p.m. to change the tape.

The Commission reconvened at 10:06 p.m.

Citizen Input

Mr. Mark Hamel, Life Fitness/Brunswick Corporation, stated they have some concerns about
what is coming in there.

Mr. Len Stachowski, 14261 Xenon St. NW, asked if this was going to be a right-inlright-out at
the intersection.

City Engineer Jankowski stated the County was putting everyone on notice that sometime in the
future there will be raised medians with only right-inlright-out turns on Sunfish Lake and Bunker
Lake Boulevards.

Mr. Stachowski stated he had concerns because of the proposed traffic control changes. Mr.
Stachowski stated he would be opposed to any retail development on this comer because of
possible vacant buildings because of the future access impossibilities. He stated if there were not
any access restrictions he would not be opposed to any retail development.

Associate Planner DaInes stated she had a long extended conversation with the manager of
Casey's regarding this and the retail difficulties and comers with right-inlright-out only access
restrictions.

Chairperson Nixt thought they needed to consider signalization and a traffic control intersection
at this corner.

Commissioner Van Scoy indicated he seconded those concerns. He wondered if the applicant
will be able to populate this once in there and they have the right-inlright-out access.

Planning Commission/August 2, 2007
