<br />Mr. Wayman stated until they have approval for this land use change, it is hard to get people to <br />look at it. He did not think there was any other alternative to this land but if there is something <br />else they can do to eliminate the right-inlright-out access that would be helpful. <br /> <br />Associate Platmer DaInes stated the reason they are requiring the right-inlright-out now is <br />because it is three years away; this is a way to put everyone on alert about the future traffic <br />control changes and the change in access has been known to reduce accidents. <br /> <br />The Commission discussed different areas with retail businesses that have had right-inlright-out <br />only access. <br /> <br />Mr. Stachowski wondered if this happens are they going to ask ACE Solid Waste to have to do <br />U- Turns to access their site because there will not be any stop light in between the railroad tracks <br />and the stop light and trying to maneuver those vehicles will be difficult. <br /> <br />Chairperson Nixt stated this is not part of this case plan and should be directed for staff review. <br /> <br />Motion by Commissioner Nixt, seconded by Commissioner Van Scoy, to close the public <br />hearing. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Van Scoy, Brauer, Cleveland, <br />Hunt, and Trites Rolle. Voting No: None. Absent: Commissioner Levine. <br /> <br />The public hearing closed at 10:22 p.m. <br /> <br />Commission Business <br /> <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at 10:22 <br />p.m. <br /> <br />Commissioner Brauer stated if they rezone it in places to make it work, the Compo Plan <br />Amendment is a general change in the general use of the land; when they get to the rezoning, <br />they could go PUD or B-1. <br /> <br />Chairperson Nixt stated he did not have a problem with any of the other businesses besides a gas <br />station. He stated as they look at this, knowing that likely with what they have been told by the <br />County the access will be changed and based on a right-inlright-out only access he wondered if <br />Mr. Wayman was still interested in developing. <br /> <br />Mr. Wayman applicant indicated they would like to proceed. <br /> <br />Chairperson Nixt asked if everyone was in agreement that they would like to rezone this from E- <br />1 to B-1, which he thought was more appropriate for the property. <br /> <br />Planning Commission/August 2, 2007 <br />Page 9 of 16 <br />
