<br />equipment related to the kennel operation and the Game Fair. The building would be located <br />several hundred feet from any adjacent property lines. With the new building, a total of 13,768 <br />square feet of accessory buildings would(be in place on the property. For comparison, City Code <br />allows 12,000 square feet of accessory building space per 40 acre residential parcel; the <br />Delaneys' property is approximately 80 acres in size. <br /> <br />Citizen Input <br /> <br />Mr. Charles Delaney, applicant, explained more room is needed to put things inside. <br /> <br />Motion by Commissioner Van Scoy, seconded by Commissioner Trites Rolle, to close the public <br />hearing. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Van Scoy, Trites Rolle, Brauer, <br />Cleveland, Hunt, and Levine. Voting No: None. Absent: None. <br /> <br />The public hearing was closed at 8:33 p.m. <br /> <br />Commission Business <br /> <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at 8:33 <br />p.m. <br /> <br />Motion by Commissioner Van Scoy, seconded by Commissioner Trites Rolle, to recommend that <br />City Council adopt findings of fact in favor of the applicant's request for an amended <br />Conditional Use Permit for Armstrong Kennels <br /> <br />Further discussion: Commissioner Brauer asked at what point it makes sense to rezone this <br />property, rather than continuing to come back for conditional use permits. Mr. Delaney replied <br />their property is commercial and residential; he is not certain how it is divided. Most of the <br />buildings were built before permits were required. They have been there since his father-in-law <br />owned the property in 1926. They do not intend to build any more dog kennels. The fair is <br />growing; this year they will have over 300 exhibits from all over the U.S. They try to run a nice, <br />clean operation and keep the people happy and coming back to the City. Commissioner Brauer <br />stated there is no question this is an asset to the community; he was just wondering if there is <br />something easier than all the conditional use permits. This may be able to be addressed in the <br />future. Assistant Community Development Director Frolik suggested a PUD zoning might fit <br />with this property. It is a mix of residential and commercial uses. They could ask that Mr. <br />Delaney come up with an ultimate plan for his business to allow for 15 to 20 years of growth. <br />She suggested a review of this site with the Comprehensive Plan review. She noted it is in the <br />midst of a residential area. Commissioner Levine asked if 1,200 square feet will be enough <br />space. Mr. Delaney replied it is what they are planning on putting up; 30 square feet by 40 <br />square feet is sufficient for now. Their main thing is getting their equipment inside.
