<br />the majority of the people were in opposition to that particular plan. Taking the Commission's <br />response under advisement, he attended a Council work session and was advised to bring this in <br />under a PUD and to. bring back a 5-lot development. Their original intent was for 10 units. It <br />was not to try to stuff as many homes in as possible, it was to try to make the project work. Five <br />units was quite a step back, and they are asking if there are other minor adjustments they can <br />make to accommodate or come closer. Taking this to four units does not work. He knows they <br />are asking for a few adjustments, and they were trying to bring in higher quality housing for the <br />City. The Commission had suggested to bring in single level living and they are attempting to <br />accomplish that. He believes the staff report asked for various housing choices, and they could <br />accomplish that with two stories on one side or a few two stories. They will accommodate <br />however they can, but to take it back down to four is not a project they could continue with. <br /> <br />Chairperson Nixt noted this has been a challenged site with the access and layout. <br /> <br />Mr. Rollings stated if they were to go back to detached townhomes they could get six units. The <br />economies end up being different with single family as opposed to townhomes. He thinks the <br />neighborhood supports single family housing. <br /> <br />Commissioner Cleveland inquired about the expansion ofNowthen Boulevard. <br /> <br />City Engineer Jankowski stated the expansion of Nowthen Boulevard is currently not in the <br />County Five Year Plan. There are a number of other developments that are proposed along CR <br />5, and staff is continually exploring options with the County for improvements to the County <br />road system. <br /> <br />Commissioner Cleveland noted that the plan does not include offset parking for guests, and they <br />also cannot park on Nowthen Boulevard. <br /> <br />City Engineer Jankowski indicated there are not parking restrictions on a cul-de-sac, but there are <br />reduced opportunities for people to legally park because they cannot block driveways. <br /> <br />Commissioner Trites Rolle pointed out that a question was asked by staff as far as the variety and <br />the range of options within the housing units. They are fairly similar in size and are proposed to <br />be one-story, which will be needed in the City. She asked if there is a variety in pricing or <br />something else that is unique to this that will help with the decision on a PUD justification. <br /> <br />Mr. Rollings replied they are still in a stage where they could accomplish that question a number <br />of different ways. They will not have a $147,000 home and a $500,000 home. There will be a <br />variety of sizes and exterior and interior finishes which accomplish price differences. The one- <br />level living is a good thing, and a lot of cities are looking at it as a need. It is also nice to leave <br />an option for the 2-story home as well. There will be a variety of sizes, but none of the houses <br />will look identical, and the prices will vary, but probably at more of a $50,000 range than a <br />$300,000 range. <br /> <br />Planning Commission/ June 7, 2007 <br />Page 190f 31 <br />
