Commissioner Trites Rolle inquired about the possibility of considering a change in the type of
siding to satisfy staff s concerns regarding the bump outs.

Mr. Mullenbach replied there are different textures that do not come through on the photograph,
including vinyl shakes and the shakes on the dormers and gables.

Chairperson Nixt asked if shutters have been considered for the windows.

Mr. Mullenbach replied they have not considered this due to the urban style townhome they are
attempting to portray. The plan includes window wraps as opposed to the shutters. Everything
in the neighborhood directly to the north has shutters, so it is a nice contrast.

Motion by Commissioner Trites Rolle, seconded by Commissioner Levine, to close the public
hearing.

Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Trites Rolle, Levine, Brauer,
Hunt, and Van Scoy. Voting No: None. Absent: Commissioner Cleveland.

The public hearing was closed at 9:00 p.m.

Commission Business

Chairperson Nixt called the regular meeting of the Planning Commission back to order at 9:00
p.m.

Commissioner VanScoy verified with Ms. Geisler that there not any main roads through the
development. He asked if there are sidewalks.

Mr. Mullenbach responded in the affirmative. He stated in March of 2005 when D.R. Horton
was here, one of the significant discussion items at that time was getting sidewalks from 146th
down to East Ramsey Parkway through the center of the site. When they met with staff the last
week of May they removed that and requested a pedestrian crossing around the mid point of the
block to east Ramsey Parkway. This is reflected in the site plan with a courtyard for the interior
units and the access to the guest parking stalls, and the sidewalk along the rain garden to East
Ramsey Parkway.

Motion by Commissioner Levine, seconded by Commissioner Hunt, to recommend that the City
Council approve the revised preliminary plat and preliminary site plan of Ramsey Town Center
6th Addition subject to compliance with City Staff Review Letter dated July 3, 2007.

Further discussion: Commissioner VanScoy noted staff s request regarding the architectural
des~gn. Chairperson Nixt noted the discussion tonight included an acknowledgment of the
applicant's willingness to comply, but a suggestion for open-mindedness and an ability to work
with staff regarding other alternatives. He suggested the motion be modified to include this.

Planning Commission/ July 11, 2007
