The final plat submittal consists <br />of 1 final plat sheet, 10 sheets of grading, utility, landscaping, and tree preservation plans <br />prepared by Hakanson Anderson dated April 27, 2007. Front and rear building elevations, floor <br />plans, and a panoramic view of the subdivision were also submitted by Croix Custom Concepts <br />dated April 18, 2007. We offer the following comments: <br />General: The application proposes to develop 7 detached townhomes 'on the 1.77 -acre property <br />located generally south of 146t' Avenue. The units will be detached homes, with commonly -held, <br />association - maintained yard space. <br />Zoning: The property was originally zoned R -2 Medium Density Residential, but has been <br />rezoned to Planned Unit Development (PUD). <br />Density: The density proposed in the first phase of the development is 4 units per acre, with an <br />eventual build -out density of 5 units per acre. The density proposed conforms to the approved <br />preliminary plat. <br />Setbacks: The proposed setbacks conform to the preliminary plat. As part of the PUD approved <br />for this project, the following setback deviations will be permitted: <br />Lots, 2, 3, and 4 shall be permitted a front yard setback deviation of 4 feet, resulting in a setback <br />from public right of way of 21 feet. <br />Lots 5, 6, and 7 shall be permitted a deviation to the setback from exterior property boundary, <br />resulting in a rear setback of 15 feet. <br />It shall be noted in the development agreement that, unless through a separate variance process, <br />no building shall be permitted to be closer than 3 feet from any property line, and that no <br />structure shall be closer to another structure than 10 feet. <br />-156- <br />
