<br />. g. <br /> <br />h. <br /> <br />- <br /> <br />- 3 - <br /> <br />in inte~est to such person under said mortgage or any <br />right~ arising therefrom. <br /> <br />"Governing Documents" shall mean and refer to ~his <br />Declaration, and the Articles of Incorporation and <br />Bylaws of the Association, as amended from time to time, <br />all of which shall govern the use and operation of the <br />Property. <br /> <br />"Lotll shall mean and refer to any platted plot of <br />land, upor. whic~ a House and or commercial/indus~rial <br />structure is located, as shown upon any recorded plat of <br />the Property, excluding the Common Property. <br /> <br />i. <br /> <br />"Member" shall mean and refer to me~.bers of the <br />Association as described in this Declarati~~ and the <br />Bylaws of the Association. <br /> <br />l'Owner" shall mean and refer to the holder of the fee <br />simple absolute, a contract vendee or a lif~ tenant, <br />w~ether one or more persolis or entities, of a house and <br />or commercial/incustrial structure, and shall exclude <br />holders of an interest as security for an obligation <br />until such time as they may obtain fee simple interest <br />by foreclosure or deed in lieu of foreclosure. <br /> <br />j . <br /> <br />k. <br /> <br />"Private Yard Area" shall mean and refer to that <br />portion of a Lot not covered by a living unit or by a <br />common driveway or commercial/industrial area. <br /> <br />1. "Property" shall mean and refer collectively to all of <br />the real property submitted to the covenants and <br />restrictions of this Declaration and legally described <br />::'n attached Exhibit A.' <br /> <br />m. "Rules and Regulations" shall mean and refer to the <br />Rules and Regulations of the Association as approved <br />from time to time by the Association pursuant to Section <br />5.3. IIHouse" shall mean and refer to any portion of a <br />building located on a Lot and designed and intended for <br />use and oc~upancy as a residence by a part of or within <br />such building. <br /> <br />o. "Site Plan" shall mean the documentation and review <br />process for commercial industrial uses as required by <br />the City of Ramsey in its Zoning Chapter of the City <br />Code. <br /> <br />ARTICLE II <br />PROPERTY SUBJECT TO THIS DECLARATION <br /> <br />Section 2.1 Property. The Property is legally described in <br />
