<br />· Extra buffering for the major spine close to Nowthen Boulevard <br />· An escrow required for the sidewalk planned for the south side of 151 st Lane. <br />Staff should work further to determine the location for the sidewalk or trail, which <br />may be located behind the house. <br />· Recommended plan to be brought to the Council showing the traffic impact of CR <br />5 between Sunwood and Alpine Drives. <br /> <br />Further discussion: City Attorney Goodrich advised this preliminary plat approval is not <br />actually contingent on anything or it will not be approved in the 120 day required <br />timeline. <br /> <br />Community Development Director Trudgeon indicated. there are always contingencies <br />based on revisions and Council direction on certain items. <br /> <br />Mr. Jeff Litfin, applicant, stated they keep conceding lots and units, and there comes a <br />point where they might have to come back to the City with the loss of the additional four <br />units and ask for other concessions from the City. These homes are designed to look like <br />homes in the neighborhood along 151 st Lane. <br /> <br />Mayor Gamec replied it is the developer's prerogative on whether to proceed. <br /> <br />Councilmember Jeffrey requested clarification that agreeing to what is proposed in the <br />area of the] 2 homes would be agreeing to standards less than R-1 requirements. <br /> <br />Community Development Director Trudgeon replied this cannot be determined until a <br />revised plat were to be submitted with the homes in this area reduced from 12 to 8; these <br />homes could meet the minimum lot size for R-1 zoning. The plat currently before the <br />Council is less than R-1 standards. <br /> <br />Councilmem ber Cook suggested the homes in the area being discussed be reduced by two <br />rather than four. <br /> <br />Mayor Gamec replied the general consensus of the Council is that the homes be reduced <br />by four. <br /> <br />Mr. Litfin asked if it would be acceptable to meet the R-1 density requirements In tlus <br />area with the elimination of two homes. <br /> <br />Councilmember Elvig replied the Council would have a difficult time denying something <br />that fits tbe R-l standards. <br /> <br />. Motion by Councilmember Cook, seconded by Councilmember Olson, to amend the <br />motion on the floor to require that the 12 units in the southern section be configured to <br />meet the density requirements for R-1 zoning. <br /> <br />-161- <br /> <br />
