The submittal consists of seven (7) sheets prepared by Hakanson Anderson Assoc., <br />Inc., dated August 7, 2006, revised September 12, 2007, revised September 14, 2007. We are <br />also in receipt of your revised building elevations, prepared by MurphyBuilt LLC (undated). We <br />offer the following comments: <br />1. General: The subject property is approximately 1.1 acres in size and is located on the east <br />side of Ebony Street N.W., south of Riverdale Drive N.W. and the Superbowl facility. <br />The preliminary plat is proposing to develop 3 two -unit twinhome structures on the <br />property. <br />2. Zoning: The property is currently zoned B -2 Business; multi - family residential dwellings <br />are not a permitted use in this district. To develop the property with twinhomes will <br />require an amendment to the Comprehensive Plan to change the land use from Places to <br />Shop to Medium Density Residential. If approved, the amendment to the Comprehensive <br />Plan would be followed up with a rezoning of the property to Planned Unit Development, <br />in accordance with the Mississippi Overlay District regulations described below. The <br />comprehensive plan amendment and rezoning requests will be considered along with the <br />preliminary plat and site plan. R -2 Residential District requirements will be used to <br />evaluate the plat and site plan. <br />
