Preliminary Plat and Site Plan Review: Ebony Woods .
August 31, 2006
Revised: September 22, 2006; December 20, 2006; April 5, 2007; October 4, 2007
Page3of7
1) The front facade of structures shall consist of a minimum of 35% brick, stone, or
stucco.
2) A minimum of three colors shall be used for each structure. Also, an effort should be
made to vary colors among structures. A color palette is required as part of the site
plan approval and building permit approval process.
3) All structures shall include at least 2 of the following items:
a. Articulated/cantilevered facade
b. Dormers
c. Articulated roof line
d. Balconies, porches, or decks
e. Window Treatments
The submitted elevations meet City Code requirements, contingent upon verification of
the color and brick requirements at building permit review.
The City Council has reviewed your proposed plat and site plan several times, and
directed you to prepare revised building elevations. Council direction specifically on the
elevations is summarized below:
October 10, 2006 work session: consider using different colors for each building, other
materials to make them appear to be 3 distinct buildings rather than 6 separate units. Add
stone to the elevations. Some concern about six units versus four units.
November 14, 2006 Council meeting: looking for higher -end architecture, possibly
staggering buildings to avoid long wall of units. Still some concern about six units versus
four units. Staff recommended wrapping the brick and shakes around the sides of the
building.
December 28, 2006 Council meeting: case tabled at your request.
January 9, 2007 Council meeting: buildings should be staggered, investigate options for
reducing the mass of the buildings, vary colors between the buildings, bring revised
elevations to a work session for Council review.
March 20, 2007 work session: provide an elevation that shows all three buildings,
stagger the buildings as shown in the 2 submittal, staggering should include the
roofline, add landscaping between and around the buildings, and eliminate outside
storage.
April 10, 2007 Council meeting: buildings should be staggered, plantings in between the
buildings, garage doors still dominate, consider other garage door styles, add a hip roof
over the doorway, revised preliminary plat, revised site plan, revised grading and drainage
—176—
