Preliminary .Plat and Site Plan Review: Ebony Woods <br />August 31, 2006 <br />Revised: September 22, 2006; December 20, 2006; April 5, 2007; October 4, 2007 <br />Page 6 of 7 <br />September 24, 2007, does not include additional boulevard trees and shrubs between the <br />buildings as discussed by Council, it has been revised to include two rain gardens <br />between the buildings and the road as well as some foundation plantings at the front <br />corner of each unit. <br />The following additional comments are offered regarding the September 24, 2007 <br />landscaping plan: <br />• Additional native perennial plants, including .forbs, grasses and/or sedges should be <br />included in the rain gardens. This can increase their attractiveness, reduce or limit <br />encroachment of weeds, and provide more functionality due to their deeper root systems. <br />• The rain gardens should be mulched with a couple inches of fibrous shredded wood chips <br />(the garden areas should not include sod). <br />• The rain gardens should be at least ten (10) to fifteen (15) feet from the buildings to avoid <br />water infiltrating the building foundations. <br />• Deciduous trees shall have a caliper of at least 1 inch and coniferous trees shall be at least <br />five (5) feet in height at installation. This should be indicated in the planting schedule. <br />• All areas not otherwise improved in accordance with the approved site plan must be <br />sodded. The proposed irrigation. system will need to be reviewed by the City Engineer. <br />The irrigation system will need a dedicated service(s) that must be shown on the utility <br />plan. Please submit details regarding the utilities for such a system. <br />21. Density Transitioning: Density transitioning is required along the eastern boundary of the <br />site. Existing vegetation within the tree preservation area, coupled with the addition of <br />six (6) hackberry trees, appears to satisfy the transitioning requirement. However, the <br />addition of the two rain gardens required the buildings to be shifted about thirty (30) feet <br />to the east. This shift ultimately results in about twenty -five (25) fewer trees being <br />preserved than indicated on previous plans. Due to this, some additional plantings should <br />be considered in this area, especially on lots 3 & 4.. Suitable species would include, but <br />are not limited to, American Elder (Sambucus canadensis), Beaked Hazelnut (Corylus <br />cornuta), Ironwood (Ostrya virginiana), Black Maple (Acer nigrum), and Mugo Pine <br />(Pinus mugo) <br />On the lot to the south, Lot 1 Block 1 Clemens 2 Add, which was vacant when this <br />application was originally received, a single family home is now being constructed. <br />While density transitioning may not specifically apply (due to that site's status when this <br />application was received) Staff is recommending either additional landscaping and/or a <br />privacy fence be installed along this common boundary line. If additional trees /shrubs are <br />installed, they should be situated near the property line but west (in front) of the proposed <br />building, due to a lack of adequate growing space directly adjacent to the building site. <br />Suitable species would include, but are not limited to, Autumn Brilliance Serviceberry <br />(Amelanchier x grandjora), Shadblow Serviceberry ( Amelanchier Canadensis), Balsam <br />—179— <br />
