Absent: Commissioner Terry. <br /> <br />Case//2 <br /> <br />Request for Preliminary Plat Approval of Sunfish Pond; Case of G.M. Homes <br /> <br />City Engineer Jankowski stated that the drainage from the townhouses will be directly into the <br />overflow extending north of 145th Avenue. There is also an overflow from drainage into a storm <br />water pond. The major street and all residential streets will be constructed as private streets, as they <br />will probably only be used by residents living in the development. <br /> <br />Commissioner Deemer suggested clarification to indicate that the man-made drainage basin is not <br />wetland. <br /> <br />City Engineer Jankowski agreed that it is not the City's intention to create a wetland but only use the <br />basin for drainage purposes. However, he does not know if wetland vegetation will develop as a <br />result. <br /> <br />Commissioner Holland asked if this plat is affected by the zoning issue. <br /> <br />City Engineer Jankowski stated that the property is currently properly zoned. At the time Sunfish <br />Square was developed, this property was rezoned into single family MR and Business. <br /> <br />Commissioner Thorud noted that the design of 1 O-unit buildings allows six additional units and less <br />green space than was shown on the original sketch plan. <br /> <br />Mr. Shellerud stated that rather than a concentrated area of green space, he has tried to allow as much <br />green space around the townhome as possible. Additional landscaping will be done with two-inch <br />Burr Oak trees and Maples. If the homeowners' association determines the need for a tot lot, there <br />is enough room to put one in away from the streets. <br /> <br />Commissioner Thorud stated that there will be fewer individual lots than shown on the sketch plan. <br /> <br />Commissioner Deemer stated that the proposal is well below density limits, and the arrangement of <br />new streets addresses the concerns about removal of snow. <br /> <br />Commissioner Jensen stated that she is pleased with the buffer for single family residents. <br /> <br />Motion by Commissioner Deemer, seconded by Commissioner Jensen to recommend the City Council <br />approve the plat as submitted, contingent upon approval of the site plan. <br /> <br />Motion carded.
