Case #3 Request for Site Plan Review of Sunfish Pond; Case of G.M. Homes

Mr. Shellerud explained that the pond is not a real pond, as water will not be retained there. The only
time there will be water in there is after a 100-year rain event, when water is coming faster to the area
than it can drain away. He distributed photographs of a similar development in Apple Valley that was
completed one and one-half years ago. Earth tone colors are planned with maintenance-free
windows, metal entry doors, steel garage doors and privacy fences.

Commissioner Holland asked the price range value of the homes.

Mr. Shellerud stated that the end units are typically three bedrooms and would be valued at
approximately $105,000. Interior units will be approximately $95,000.

Commissioner Deemer asked if there will be brick veneer. Mr. Shellerud answered, yes.

Commissioner Thorud asked if parking will be allowed on the street.

Mr. Shellerud answered that there will be two spaces in the garage, room for two cars in the driveway
and guest parking at the ends of the streets. Parking will not be allowed on the street.

Commissioner Jensen asked for a description of the landscaping.

Mr. Shellerud stated that there will be many two-inch burr oak trees and some maple, which will be
10 to 12 feet high after being planted.

City Engineer Jankowski noted that the conifers in the landscaping are four feet, but code requirement
is a minimum of five feet. Mr. Shellerud stated that he would have no problem meeting that
requirement.

Commissioner Deemer stated that he believes the developer should be allowed to choose the style
of curbing

City Engineer Jankowski stated that his concern is for on-street parking. The width of the main
middle street is proposed at 30 feet. He wants to make sure that any parking is restricted to one side,
so that there is a clear path for emergency vehicles.

Mr. Shellerud stated that he has no problem with full curb and gutter on the main middle street, and
it is his intention to allow parking on one side on that street. There will be no parking on the
residential streets between buildings, except at the ends where space will be provided.

City Engineer Jankowski stated that the B style curb is superior and acts as a better conduit for storm
water because it is higher. He would recommend the B style curb on the side steets as well as the
spine street.

Planning Commission/March 4, 1997
