Mr. Shellemd stated that the driveways are only 20 feet long. Construction vehicles would be driving <br />over the curb to load or unload sheet rock or lit~ someone to the roof. The surmountable curbs can <br />take that wear and tear better than the B style curbs. <br /> <br />Commissioner Thorud asked the width of the steets between the units and how garbage trucks will <br />maneuver them. <br /> <br />Mr. Shellerud stated that they will be 22 feet. Garbage trucks will back down the streets which are <br />built to City specifications. <br /> <br />Motion by Commissioner Deemer, seconded by Commissioner LaDue to recommend the City Council <br />approve the site plan for Sunfish Pond, G.M. Homes, taking into consideration the above discussion <br />and attached documents in the Planning Commission packet. <br /> <br />Motion carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, LaDue, Holland, <br />Jensen, Thorud. Voting No: None. Absent: Commissioner Terry. <br /> <br />Chairperson Bawden called a break at 9:05 p.m. and reconvened the meeting at 9:20 p.m. <br /> <br />Case #4 <br /> <br />Request for Preliminary Plat Approval of Alpine Estates; Case of K.C. Land <br />Company <br /> <br />Chairperson Bawden asked for clarification of the outlots being retained by the City. <br /> <br />City Engineer Jankowski responded that it is his understanding that existing Outlot B on the east side <br />of the plat is not part of the plat and will be retained by the City. The outlot on the west side is <br />included in the plat. The agreement is that it will be deeded back to the City as an outlot. <br /> <br />Commissioner Holland asked if the length of the cul-de-sac is the maximum allowed by City Code. <br /> <br />City Engineer Jankowski answered, yes. <br /> <br />Chairperson Bawden asked if the reason for the cul-de-sac instead of a through street is to preserve <br />more trees. <br /> <br />City Engineer Jankowski stated that the developer also felt that the cul-de-sac would create more <br />desirable lots than a through street. <br /> <br />Commissioner Thorud asked if the cul-de-sac will raise issues for snow plowing and emergency <br />vehicles. <br /> <br />City Engineer Jankowski stated that there are more maintenance problems with cul-de-sacs. <br />However, the end lots are very desirable because there is so little traffic.
