Absent: Chairperson Bawden and Commissioner Thorud. <br /> <br />Case #3: <br /> <br />Request for A Conditional Use Permit to Grade and Export Soils; Case of Tom <br />Kurak <br /> <br />The public hearing for this case was continued to the regular meeting of the Planning Commission <br />on June 3, 1997. <br /> <br />Case #4: <br /> <br />Request for Site Plan Approval of Precision Wood Products; Case of Amcon <br />Corporation <br /> <br />City Engineer Jankowski stated that the proposal is to construct a 48,960 square foot office and <br />manufacturing facility for Precision Wood Products in the Business Park 95 4th Addition. The <br />location of the parcel is south of McKinley Street and one block east of the intersection of County <br />Road 57 and Sunfish Boulevard. Three accesses are proposed to the site: two off McKinley and a <br />limited access from the west. The property is zoned industrial which is appropriate for the intended <br />use. All setback requirements and the building height meet code standards. The City code requires <br />off-street parking, and 85 parking spaces are planned. The City's requirement is based on the number <br />of employees which is not known. Therefore, no determination can be made as to whether the <br />number of parking spaces is adequate. Also, grading and drainage plans have not been submitted. <br />A staffreview letter to the developer provides direction for the preparation of these plans. A portion <br />of the site drainage should be directed to McKinley Street and the remainder to the south portion of <br />the property. It is anticipated that a storm sewer will be built along the south property line from west <br />to east as part of a large regional drainage line. The City has also proposed small ponding areas in <br />the northwest corner for periods of peak flow. Staff recommends approval contingent upon the <br />conditions set forth in the staff review letter dated April 30, 1997. <br /> <br />Acting Chairperson Deemer noted that the plan has been reviewed by the Architectural Review Board <br />and meets the standards and covenants for Business Park 95. <br /> <br />Commissioner Jensen asked ifprecast panels would be used for the exterior of the building. <br /> <br />City Engineer Jankowski answered, yes. <br /> <br />Planning Commission/May 6, 1997 <br /> Page 5 of 11 <br /> <br /> <br />
