Absent: Chairperson Bawden and Commissioner Thorud. <br /> <br />Case #6: Request for Site Plan Approval: Case of KCI, Inc. <br /> <br />City Engineer Jankowski stated that the site plan review is for a 10,060 square foot office and <br />warehouse building on Lot 3, Block 1, Oakridge Industrial Park. The industrial park is platted, but <br />Sunfish Lake Court Street is not constructed but will be as part of this project. The property is zoned <br />industrial and the proposed use is permitted. The proposed structure meets code requirements and <br />exceeds all setbacks for industrial districts. There are 29 off-street parking spaces; 20 are required. <br />Grading and drainage plans have not been submitted, but staffhas provided direction in a staff review <br />letter dated April 29, 1997. Consideration is being given to constructing a storm sewer with the <br />street improvements that will provide adequate drainage of the cul-de-sac to the eastern property line <br />of the subdivision into Outlot A of Business Park 95. The watermain was installed through the cul- <br />de-sac in 1990. Although not specified, he would interpret the site plan to mean that storage will be <br />inside. If outside storage is planned, the site plan will have to be revised. <br /> <br />The applicant stated that one of the 29 parking stalls would be enclosed with concrete block with a <br />screen fence in front of it for storage. <br /> <br />Chairperson Deemer stated that outside storage would be visible from the adjacent Business Park 95. <br />He recommended that the applicant comply with the regulations and covenants of Business Park 95 <br />to maintain the same standard which would mean putting a roof on any outside storage area. <br /> <br />Motion by Commissioner LaDue and seconded by Commissioner Jensen to approve the site plan as <br />submitted, subject to: 1) compliance with the conditions stated in the City Engineer's review letter <br />dated April 29, 1997; 2) any outside storage shall be placed in an appropriate screened area; 3) <br />lighting fixtures on the exterior of the building shall be subject to approval by the City Engineer. <br /> <br />Motion carded. Absent: Chairperson Bawden and Commissioner Thorud. <br /> <br />Case #7: Request for Site Plan Approval; Case of Julian Johnson <br /> <br />City Engineer Jankowski stated that the proposal is for a 48,000 square foot multi-tenant office, <br />manufacturing and warehouse building in Business Park 95 4th Addition. Two accesses are proposed <br />at each end of the site offMcKinley. The site is zoned industrial which is appropriate for the intended <br />use. The plan meets lot coverage, building height and setback requirements. The exterior will be <br />precast exposed aggregate panels in accordance with City code. The plan shows 65 parking spaces, <br />but it is not known if that number is adequate, as the number of employees is unknown. A <br />landscaping plan was received. Drainage and grading plans were not received and are addressed in <br />the staff review letter sent to the applicant. He recommended that drainage be split with half the lot <br />draining directly to the storm sewer on McKinley Street and the other half to the rear to a planned <br />storm sewer to the south.
