23,352 square foot office and manufacturing facility in Business Park 95 6th Addition. The site is <br />proposed to have two accesses onto Unity Street N.W. The site plan is in compliance with City Code <br />as it relates to zoning, lot coverage, setbacks, design and number of off-street parking area and <br />driveways, loading berths, waste storage and architectural standards. Exterior lighting is also noted <br />and the fixtures have been approved by the City Engineer. The City Engineer has recommended some <br />changes to the drainage on site. <br /> <br />City staffis recommending site plan approval contingent upon compliance with the City Staff.Review <br />Letter dated August 27, 1997 and approval of the Business Park 95 Architectural Review Board. <br /> <br />City Engineer Jankowski stated he is recommending the drainage pond be relocated to the northern <br />edge of the lot. This pond may either be retained, expanded or eliminated when the parcel to the <br />north develops. The plan also proposed to drain a large portion of the parking area directly to the <br />gutter line of Unity Street. City Engineer Jankowski stated he is recommending the plan be revised <br />to intercept this flow and direct it to the proposed retention pond. <br /> <br />Commissioner Deemer noted that the exterior light fixtures CEI and CEII will cast totally different <br />light patterns. <br /> <br />City Engineer Jankowski stated the fixtures are in conformance with City standards. <br /> <br />Motion by Commissioner Holland, seconded by Commissioner Jensen to recommend that the City <br />Council approve the proposed site plan for Consulting Management Construction, Inc. contingent <br />upon compliance with City Staff Review Letter dated August 27, 1997, and the Business Park 95 <br />covenants as reviewed by the Architectural Review Board. <br /> <br />Motion carried. Voting yes: Chairperson Bawden; Commissioners Holland, Jensen, Deemer, LaDue, <br />Terry, and Thorud. Voting no: None. Absent: None. <br /> <br />Case #3 <br /> <br />Request for Sketch Plan Review for a Minor Subdivision; Case of Rademacher <br />Companies, Inc. <br /> <br />Case #4: <br /> <br />Request to Rezone Certain Property from B-1 Business to B-2 Business and R-3 <br />Urban Residential; Case of Rademacher Companies, Inc. <br /> <br />Zoning Administrator Frolik stated that the applicant has requested that these requests be tabled to <br />the October Planning Commission meeting. <br /> <br />Motion by Commissioner Holland, seconded by Commissioner Terry to table sketch plan review and <br />rezoning of certain property from B-1 Business to B-2 Business and R-3 Urban Residential for <br />Rademacher Companies, Inc. to the October Planning Commission meeting. <br /> <br />Motion carded. Voting yes: Chairperson Bawden; Commissioners Holland, Terry, Deemer, Jensen, <br />LaDue, and Thorud. Voting no: None.
