It was noted that if <br />the portion ~f t~e parcel proposed to be developed with townhomes retained the single family <br />zoning, ther~ co~ild be four, single-family homes developed. The developer agreed to reduce the <br />number of !owt~homes. proposed for this area from six to four. The Plamfing Commission <br />recommended t~at City Council approve the request for an amendment to the Comprehensive <br />Plan. <br /> <br />Motion by C our~ilmember Pearson, seconded by Mayor Gamec, to adopt Resolution #03-06-156 <br />approving th: rel/tuest and authorizing City staff to submit the Comprehensive Plan Amendment <br />to Metropoll tan iCouneil for approval and that said amendment will be contingent upon the <br />applicant re~ :ivi~g a rezoning to R-2 Medium Density residential and upon preliminary plat and <br />site plan apl: ~ov~il of Alpine Acres 2nd Addition. <br /> <br />Motion cam}d, iVoting Yes: Mayor Gamec, and Councilmembers Pearson, Cook, Kurak, and <br />Strommen. ~oti~gNo: CouncilmemberZimmerman. <br /> <br />Case#9: i In~troduce Ordinance to Rezone Property from R-1 Single Family to R-2 <br /> ~ Medium Density Residential; Case of Oak Creek Builders, Inc. <br /> <br />Associate Planer Wald stated that Tim Pomerleau of Oak Creek Builders, Inc., has submitted an <br />application r~qu~sting the City rezone the property generally located at the comer of Sunfish <br />Lake Boulev4rd. iand Alpine Drive, also known as 6251 Alpine Drive, from R-1 Single Family <br />Residential t4 R-¢ Medium Density Residential. The rezoning, coupled with a comprehensive <br />plan amendment ~nd subdivision request, would allow the applicant to develop the property with <br />townhomes, i'Mri Pomerleau has an active purchase agreement with the estate holders of the <br />subject prope~rty.I The applicant is developing the property located to the northeast with <br />townhomes, the ~roposed Alpine Acres subdivision (consisting of 202 town_home units). Mr. <br />Pomerleau w~uld like to include the subject property as part of the Alpine Acres townhouse <br />subdivision a~d d, evelop six townhome units on the property. The applicant has submitted the <br />required Corr~rehensive Plan Amendment application to change the land use designation in the <br />ComprehensiVe ~lan from low density residential to medium density residential. On June 3, <br />2003, the Plann[ng Commission conducted public hearings regarding the request for a <br />ComprehensiVe ~lan Amendment to change the land use designation to medium density <br />residential an4th~ request to rezone the property to R-2 Residential. There was opposition to not <br />only the singl~ loi being rezoned to medium density, but the decision last year to designate the <br />entire projectl ar6a now referred to as Alpine Acres to medium density residential in the <br />Comprehensiv~e Plan. Following the pubhc heanng, the Planmng Commission dmcussed the <br />development I~lan with the applicant. If the area proposed to be developed with townhomes is <br />not rezoned to[meilium density residential, it would be eligible for development with four, single- <br />family homes.!
