(County Road 83). <br />Monarch Ho~e~ has a purchase agreement to develop Mr. Johnston's 35.41-acre parcel. The <br />subject property ps zoned R-1 Single Family and is located in the Rural Developing Area. The <br />applicant is l~rOl~osing to plat 11 new single-family rural lots and one existing homestead. The <br />proposed lot~, me~t or exceed the 2.5-acre minimum lot size requirement in the Rural Developing <br />Area. Each lcit will be served by an on-site septic system and private well. All of the lots meet or <br />exceed the 2(J0 f~et of street frontage requirement. The development is proposing to gain access <br />from Tiger SCee~~, The preliminary plat is also providing for a future access to the north that will <br />someday cor~nect~ to the dead end road located in Alicia Addition, an existing 14 rural lot <br />residential d{~vel~)pment located north of the subject property. The preliminary plat is also <br />proposing to ~xt0nd Rabbit Street to the southeastern comer of the plat boundary line in order to <br />provide an o Dpo,i'tunity for a future connection to Nutria Street, which is located in Autumn <br />Heights subd: visi!on immediately east of the subject property. Providing for the opportunity for a <br />future street ( ond~ection results in Rabbit Street exceeding the City's maximum 600ofoot cul-de- <br />sac length re~ .uirOments by 357 feet. The Board of Adjustment granted a variance to maximum <br />cul-de-sac le~ gthlrestrictions at their June 5, 2003 meeting. The variance granted allows Rabbit <br />Street to exteiad a maximum of 957 feet.
