<br />Landscaping: Based on the square footage of the proposed building and the number of <br />parking stalls, a minimum of fifty-seven (57) trees and 168 shrUbs must be installed.' The <br />landscaping plan, dated September 27, 2007, includes fIfty-eight (58) trees and 200 shrubs. <br />All species are acceptable and meet the minimum size requi.iements (the blue chip juniper is <br />shown as a 5 gallon container, at installation, these need to be at least 2 feet in width). .The <br />following comments are offered on the landscaping plan: <br />. Planting detills/specifications must be provided. <br />. Planting depth shall be such that the root flare is at finished grade. . <br />. Only prune out dead, broken, and/or crossing limbs at the time of installation. <br />. The two sugar maples in the planting islands south of the building should be <br />substituted with a species more adaptable to harsh conditions.. Possibilities <br />include Northern catalpa, Ohio buckeye, .andHoneylocust. , <br />. Additional trees (or relocating some of the proposed trees) are needed adj acent to <br />the parking areas. ,An ideal location would be near the southern most row of <br />parking stalls that run parallel to Azurite St. <br />. Planting are8; for parking lot trees must be at least 162 square feet in size. Plea,se <br />verify planting area size of the island at the northwest comer of the building. <br />. The planting area for parking lot trees shall also. include sod, mulch or other <br />, natural ground cover (landscaping rock in these islands are not permitted; while . <br />not preferred, landscaping rock is acceptable for the foundation plantings) .and <br />must include. underground irrigation. <br />. All unimproved areas of the site must be sodded. Any alternative to sod Will <br />require City Council's approval. <br />. Care should be taken to ensure consistency between the proposed landscaping and <br />utility/easement corridors. . <br /> <br />Finally, Staff understands that the landscaping design may be revised to enhance the area <br />around the drainage pond. If so, the revamped plan will need to be submitted for Staff <br />. review. Ifnot, arevised plan addressing the aforementioned comments must be submitted. <br /> <br />Tree Preservation: This site is devoid of any significant tree cover and therefore, no tree <br />preservation plan is necessary.. ' <br /> <br />Waste Storage: The proposed building conforms to City Code requirements to provide an <br />enclosed trash receptacle, which is indicated on the east side of the building. . <br /> <br />Loading Areasillocks: City Code requires one loading dock for up to 10,000 square feet; . <br />and one additional dock for every 40,000 additional square feet. The building proposes three <br />loading docks,. and. conforms to City Code. <br /> <br />Architectural Standards: Within the E-l Employment District, exterior wall finishes on <br />buildings must consist of brick, stucco, glass, wood, stone, or pre-cast panels whose surfaces <br />have decorative material or texture. The proposed structure provides a variety of materials, <br />including textured pre-cast panels and rock and smooth face block.
