Loading Docks: City Code requires one loading dock for the first 10,000 square feet offioor space and. one loading dock . for everyadditicinal 25,000 square feet of fioor space. The proposed building will require at least two docks, and three are outlined in the site plan. Park Dedication: The park dedication fee will be addressed through the TaX Increment Financing Agreement between the property owner and the City of Ramsey. Storrilwater Management Fee: The Stormwater Management Fee will be paid through the Tax Increment Financing agreement between the property owner and the City of Ramsey. Sewer and Water Trunk Charges: Sewer and water trunk charges will be paid through the Tax Increment Financing agreement betw~en the property owner and the City of Ramsey. RED Number: This property will be subject to a storm water utility charge. The quarterly charge is dependent upon the number of residential equivalent units (RED). The total proposed impervious surface coverage is 43%, resulting in a RED of 14.82 and a quarterly charge.of$461.65. If the future addition is completed to the same dimensions as outlined in the current site plan, the impervious surface will increase to 62% bfthe total site, resulting in a RED of 18.65 and a quarterly charge of $581.20. The storm water utility fee will be assessed accordingly.
