I:AaL+' ## <br />REQUEST FOR FINAL PLAT REVIEW OF SUNFISH LAKE BUSINESS PARK <br />4th ADDITION: CASE OF CITY OF RAMSEY <br />By: Breanne Dalnes, Associate Planner <br />Background: <br />The City. of Ramsey has submitted a final plat application to split one existing lot, Lot 4; Block 1, <br />Sunfish Lake Business Park Second Addition, into two, buildable lots on the property located on <br />the northeast. corner of Bunker Lake Boulevard and Azurite Street. <br />The following items are enclosed for your information: <br />a) Site location map <br />b) Final Plat Sheet <br />c) City Staff review letter dated October 25, 2007, revised November 9, 2007 <br />d) Final Plat Resolution <br />Notification: <br />Minor subdivisions do not require a public hearing. <br />Observations: <br />Sunfish Lake Business Park 4th Addition would create two, buildable lots from one existing lot. <br />This property is located within a TIF district No. 10. Lot i would be approximately 4.8 acres, and <br />would remain vacant until a desirable user purchases it. Lot 2 is proposed to be 6 acres in size <br />and. would be purchased by Diamonds Graphics for the construction of a 50,000 square-foot <br />facility. A large portion of that lot holds the drainage pond, which accommodates drainage for <br />the general vicinity, including both lots. Both lots meet size and dimensional requirements offthe <br />E-1 District. <br />Access is proposed from Azurite Street at two points for Lot 2. Staff suggests that the western <br />curb cut also accommodate access needs for Lot 1, in order to avoid the creation of 3 or more <br />accesses within 500 feet of the intersection of Bunker Lake Boulevard and Azurite Street. <br />There are drainage- and utility easements encumbering Lot 2, and revisions to the site plan for <br />Diamonds Graphics have been requested to indicate these easements. The standard drainage and <br />utility easements are taken around the inside perimeter on both. properties, in addition to the 20 <br />foot easements across the southern portion of Lot 2. Adequate easements are shown on the plat. <br />Funding Source: <br />The City has initiated the plat, and therefore is responsible for funding the engineering and <br />platting fees associated with this mirior subdivision. These costs will be bore by TIF district #10. <br />-229- <br />
