Mr. Passe advised that the Shoreland Ordinance requires 20,000 square feet for <br />riparian lots, and all lots along the lake meet that. <br /> <br />Commissioner Deemer stated he supported the request for a variance, adding that he suggested <br />such a change to the Shoreland Ordinance at the January 2, 1996 meeting. <br /> <br />Commissioner LaDue inquired whether the Planning Commission had the authority to grant such a <br />variance. <br /> <br />Ms. Frolik replied that it would have to be taken to the Board of Adjustment. <br /> <br />Commissioner LaDue asked how many substandard lots are being considered for the variance. <br /> <br />Mr. Passe submitted another revised sketch plan for Sunfish Estates, identified as Version B, and <br />pointed out the five lots which would need to be considered for a variance to the lot area <br />requirement. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner I_aDue to approve the most <br />recent sketch plan presented for Sunfish Estates (Version B), and directed the developer to apply <br />for a variance and to proceed to preliminary plat contingent upon the Park Commission not <br />requesting anything outside of the road right-of-way. <br /> <br />Further Discussion: Commissioner Thorud felt that anytime a developer has a problem in the <br />MUSA, the Planning Commission accommodates them by making smaller lots, yet they just heard <br />a lot of people saying they don't want that. Commissioner Deemer pointed out that these lots will <br />be much larger than the others in the area. <br /> <br />Motion carded. Voting Yes: Chairperson Bawden, Commissioners Deemer, LaDue, Holland, <br />Terry, and Thorud. Voting No: None. <br /> <br />Case #4: Request for Site Plan Review for an Expansion to Vance Bros., Inc. <br /> <br />Zoning Administrator Frolik reported that the Planning Commission reviewed Vance Bros., Inc.'s <br />site plan at the January 10, 1996 meeting. The expansion proposal basically met City standards, <br />however, Staff recommended denial because the site plan did not provide for upgrading the <br />exterior finish on the buildings. The Planning Commission tabled action in order to allow the <br />applicant to bring in photographs of his plans for the expansion. <br /> <br />Mark Fullington, Vance Bros., Inc., presented the Planning Commission with photographs of the <br />existing building, advising that he intends to do the expansion in the same gray walls and white <br />trim. <br /> <br />Commissioner Thorud felt the existing building looked appealing, pointing out that the wood along <br />the side facing the road dressed it up. <br /> <br />Commissioner Holland inquired if there would be wood installed on the back of the new structure. <br /> <br />Mr. Fullington replied that it would not, stating he felt it would look rather odd. <br /> <br />Commissioner Deemer suggested installing Waynescoating or something similar since it would be <br />facing McKinley Street. <br /> <br />Mr. Fullington stated that his land does not abut that street. <br /> <br />Planning Commission/January 10, 1996 <br /> Page 7 of 9 <br /> <br /> <br />
