Commissioner Thorud noted that this site plan appears more accessible and does not appear to create <br />traffic problems. <br /> <br />Commissioner Deemer recommended a roadside parking space to be developed at the town hall large <br />enough to accommodate a school bus, as this private road to the daycare facility and bank is being <br />developed. <br /> <br />Commissioner Jensen stated she did not want the exterior of this daycare to look like the one on the east <br />of T.H. #47 and asked that City Council be given drawings to review prior to approval. Mr. Bartolic <br />stated he would be happy to submit samples for review, and will work with Ms. Frolik using earthtones <br />to blend in with the historic town hall. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Jensen to recommend that City <br />Council grant site plan approval to the Children's World Daycare facility contingent upon compliance <br />with the City Staffreview letter dated August 1, 1996, the discussion regarding the additional bus parking <br />and exterior wall finishes. <br /> <br />Motion carded. Voting Yes: Chairperson Bawden, Commissioners Deemer, Jensen, LaDue, Terry, and <br />Thorud. Voting No: None. Absent: Commissioner Holland. <br /> <br />Chairperson Bawden called a recess from 9:20 p.m. to 9:25 p.m. <br /> <br />Case #13: Request for Site Plan Review; Case ofT. & G. Land, Inc. <br /> <br />Zoning Administrator Sylvia Frolik stated Tom Sauter of T. & G. Land, Inc. is requesting site plan <br />approval for a 20,160 square foot office/warehouse facility south of Gateway North Industrial Park. She <br />explained access to the site will be provided by the westerly extension of McKinley Street, and the facility <br />will be served by sewer and water. Ms. Frolik explained Mr. Sauter's future plans are to subdivide the <br />property into one commerdal lot for his building and three outlots for future development. The parcel on <br />which his office/warehouse will be located is anticipated to be approximately three acres in size. Ms. <br />Frolik explained the proposed project meets City Code requirements for setbacks, architectural standards, <br />landscaping, design and number of off-street parking spaces and driveway, lighting, and waste storage. <br />Ms. Frolik explained that the building has two overhead doors proposed to be located on the front wall <br />of the building to be used for truck access into the building. She explained that the office space will <br />protrude from the building to draw attention away from the overhead doors. Ms. Frolik explained that <br />the front parking lot will be paved and cxntxxt and the rear will have Class V with B-612 concrete curbing. <br />Ms. Frolik stated that City Staff'recommends approval. <br /> <br />City Engineer Steve Jankowski explained that McKinley Street will be extended west and a 36" storm <br />sewer will be placed in McKinley Street.
