Chuck Tweet, representing Casey's General Store, Inc., explained that the two access points were <br />imperative for safety purposes. He explained that tanker tracks and delivery tracks would be coming <br />and going from the site. Commissioner Thomd asked where the tracks will load and unload. Mr. <br />Tweet pointed out the northwest doors by the no parking area that is dedicated for loading. Mr. <br />Tweet pointed out the handicapped areas labeled "ramp" on the site plan. <br /> <br />Commissioner Bawden asked if there was any problem moving the access to the east. Mr. Tweet <br />replied that there would be no problem moving the access to the east, and there were no problems <br />with any other conditions. He explained that he would work with City Staff.on the drainage issues. <br />Mr. Jankowski added that them is a 12 inch water main loop to the north and would like to install on <br />the east property line. He added that the City is willing to contribute towards the installation. Mr. <br />Tweet explained that Casey's General Store, Inc. is easy to get along with and as things come up they <br />are good about working with the City. <br /> <br />Commissioner Jensen asked about the exterior finish. Mr. Tweet distributed photos of a new <br />building, and explained that the new construction consists of brick fronts. <br /> <br />Commissioner Thorud asked if there would be four four-hose pumps. Mr. Tweet explained there <br />would be eight pumps with 30 foot intervals between pumps. <br /> <br />Commissioner Deemer asked when they are planning to complete the project. Mr. Tweet stated they <br />planned on completion in the 1997 construction year. Mr. Tweet added that Casey's General Store, <br />Inc. was a family oriented store with no adult products, no video rentals, and no video games. <br /> <br />Commissioner Thorud asked if diesel sales were planned. Mr. Tweet stated that there would be gas <br />sales only. Commissioner Thorud explained that the intent of his question was that diesel sales bring <br />in oversized vehicles. Mr. Tweet explained that the lot will be prepared with reinforced concrete. <br /> <br />Chairperson Bawden asked if the Planning Commission had any problems with the lighting issues. <br />Commissioner Deemer explained that this lighting includes a frosted white lens and the bulb was not <br />visible. Commissioner Jensen asked if the lighting was fluorescent or halogen. Commissioner <br />Deemer stated they were halide. Commissioner Deemer stated that the canopy lights were <br />acceptable, and asked what type of lighting was planned for the security lights. Mr. Tweet explained <br />that all lighting will focus downward. <br /> <br />Commissioner Deemer noted that a fence should be placed from the rear comers of the building to <br />the privacy fence to eliminate future loitering situations. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Holland to recommend that City <br />Council grant site plan approval to the site plan proposal for the Casey's General Store contingent <br />upon compliance with the City Staff review letter dated August 30, 1996. <br /> <br />Motion carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, Holland, Jensen, <br />LaDue, Terry, and Thorud. Voting No: None.
