Highway 10 and suggested a phased approach to expand the blacktop area as the business expands, <br />and that the applicant submit such a plan in writing. Mr. Hilger indicated agreement with this <br />suggestion and stated he understands the intention is that they will not be able to expand the business <br />into the Class V areas. <br /> <br />With regard to Outlot A, Mr. Hilger explained their intention to provide storage for vehicles and an <br />area for out-of-town visitors to park and be accommodated while their vehicle is being serviced. <br />Since someone would be in the units overnight waiting for service, they want to provide a location <br />for these customers to remain on-site. He added this relates to a product line of a less mobile <br />recreational vehicle in the future. <br /> <br />Commissioner Holland stated he would not support consideration tonight of overnight parking. Ms. <br />Frolik suggested this type of activity could be considered as a CUP-type of use. Also, the Outlot <br />designation would have to be eliminated and replatted as a lot and block in the future. <br /> <br />Mr. Hilger pointed out the location of the pylon sign on the comer of the site. He displayed a colored <br />computer generated image of the building exterior and sign which extends above the roofline of the <br />building and incorporates a 3-D motorhome-shaped sign into the architecture of the building. <br /> <br />Ms. Frolik stated that roof signs are prohibited but the Code may address structures that are <br />architecturally integrated into the building design. <br /> <br />Chairperson Bawden indicated a willingness to consider such an amendment to the Code. <br /> <br />Commissioner Holland stated he believes this is an attractive building. <br /> <br />Motion by Commissioner Holland and seconded by Commissioner Jensen to recommend that City <br />Council grant site plan approval to Shorewood R.V. contingent upon compliance with the City Staff <br />review letter dated September 26, 1996, and discussion held tonight. <br /> <br />Further discussion: Commissioner Deemer inquired regarding the location of lot lines. Mr. Hilger <br />pointed out the locations and explained the building will be located all on one lot. <br /> <br />Motion carried. Voting Yes: Chairperson Bawden, Commissioners Holland, Jensen, Deemer, <br />LaDue, and Thorud. Voting No: None. Absent: Commissioner Terry. <br /> <br />Case #5: Report to Planning Commission on Trunk Highway #47/Sunwood Drive <br /> Connection <br /> <br />City Engineer Steven Jankowski noted that on September 19, 1996, Commissioner Deemer requested <br />a cost comparison of the "ESS" curve alignment proposed in the T.H. #47 corridor study with the <br />previous alignment which connected Sunwood Drive directly to 147th Circle.
