Case #2: <br /> <br />Request for Sketch Plan Review of Ramsey Commercial Park Second <br />Addition; Case of Charles Christian <br /> <br />The Zoning Administrator indicated the property location is at 153rd Avenue and Hwy. 10 N.W. <br />The applicant is requesting a replat for the creation of four commercial lots from the two existing <br />lots and the remnant of property on the south side of 153rd. The developer is proposing to <br />provide access to the northwest via outlots for future roads. <br /> <br />Commissioner Deemer inquired about possible encroachment of the multi-use sign located near <br />the property. Ms. Frolik and Mr. Jankowski believe the sign is not encroaching on said property. <br />If encroachment is an issue, it is likely the City would consider trading some square footage for <br />appropriate compensation. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Holland to approve the request <br />for sketch plan review of Ramsey Commercial Park Second Addition. <br /> <br />Motion Carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, Holland, Jensen, <br />LaDue, Terry, and Thorud. Voting No: None. Absent: None. <br /> <br />Case #3: <br /> <br />Request for Conditional Use Permit for Grading and Filling; Case of Robert <br />Berglund <br /> <br />Mr. Jankowski reviewed the three conditions stated in case information submitted to Commission <br />members for consideration.. He added it would be beneficial to add an additional requirement <br />stating that grading will be retained along the north end of the lot in such a manner to ensure <br />drainage of water from the property. <br /> <br />The Planning Commission proceeded to review the Findings of Fact. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Jensen to amend #9 to indicate <br />that the filling of the Subject Property did not substantially adversely impair the use, enjoyment, or <br />market value of any surrounding property. <br /> <br />Motion Carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, Jensen, Holland, <br />LaDue, Terry, and Thomd. Voting No: None. Absent: None. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Jensen to amend #10 to <br />indicate that the filling that occurred is a substantial improvement to property. <br /> <br />Motion Carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, Jensen, Holland, <br />LaDue, Terry, and Thorud. Voting No: None.
